You can build on flood planes providing there is adequate protection. London copes well enough, as does Amsterdam. Lets not go overboard on this.

Immigration and owning multiple homes aren't the prime drivers for housing demand though, more important factors are a trend towards single-occupancy houses and general migration within the country, mainly from north to south, as people move in search of jobs.

 Hi ALL, nower days people have more than one vehicle per house, so having room under the living accommodation would help to keep them off the roads, plus being safer and still leaving the space for other vehicles to park up off the road too. Having a garden inner shed under the stairs area also would not make the garage smaller by design. Of course some people will still use the garage or shed area to put things of value in, but if they know they could not make a claim for them if the house was flooded, that would be the chance thay would have to take, whether they do or not
I hope the water coming from the West does not meet the water coming from the South down the Thames at Greenwich, as we will be in big trouble here, and in London, just like they are now in the West of the country. it's going to happen lets hope we are ready for it. John. J.R.P.

Be nice if we had speedy (and cost effective) railways so you could get from say Manchester to London in an hour. I'm sure that would help lessen the north/south divide.

I think any new building in flood plains is ridiculous! They shouldn't be bailed out and rescued because of their stupidity. It is just as stupid as all the building in the unsustainable areas like So Cal!

Hi ALL, CAN YOU PLEASE TAKE NOTE, of a programme on next Monday the 3rd DECEMBER CHANNEL 4 TV ( DISPATCHES ) at 9pm, as it's all to do with being flooded in the UK, which I think we should all watch as it could help to save our lives in some way, as water levels raise. I know I want to know more, how about you, even though every one of us, good or bad is going to die at some time anyway.
